MassHousing has expanded its down payment options to serve more Massachusetts homebuyers! We now offer three Down Payment Assistance Programs:
- Up to $30,000 for eligible homebuyers with household incomes below 60% of the area median income (AMI). This is a 0% deferred interest loan due upon sale, payoff, refinance
- Up to $25,000 for borrowers earning 60-80% of AMI. This is a 2%, fully amortizing second mortgage due upon sale, payoff or refinance. Payment Amount Example: A DPA loan in the amount of $25,000 would have 180 payments of $160.88.
- Up to $25,000 for borrowers earning 80-135% of AMI. This is a 3%, fully amortizing second mortgage due upon sale, payoff or refinance. Payment Amount Example: A DPA loan in the amount of $25,000 would have 180 payments of $172.62.
Program Features
Down Payment Assistance from MassHousing
- Is only available with a MassHousing Mortgage
- May be combined with other community down payment programs (e.g., Equity Builder, community grants)
- May be used to purchase a single-family home, condominium, or 2-, 3- or 4-family property that will be your primary residence
