Carriage Lofts, built in 1900, is a former brick mill that was converted into condominiums in 2004. It consists of 46 units. The development includes five income restricted affordable dwellings for qualifying applicants with incomes at or below 80% of the area median income. All units have been built and sold. The development is in Amesbury’s historic Upper Millyard, a short walk to downtown shops, restaurants, and cafes, with excellent access to I-495 and I-95. The Amesbury Riverwalk, Amesbury's rail trail and bike path, is just 0.5 miles (about a 10-minute walk) from Carriage Lofts. This path connects the Lower Millyard in downtown Amesbury to Carriagetown Marketplace (Stop & Shop). The unit for sale is on the second floor of a three-story elevator building.

This studio unit was completely refurbished in the summer of 2025 and has not been lived in since the upgrades. It is approximately 715 square feet with one bathroom and one assigned off-street surface parking space. The whole unit has been freshly painted. The kitchen has a gas stove with an above range microwave, refrigerator with an ice maker, and a dishwasher. All appliances are steel front and were installed brand new in 2025. The kitchen also has white wood cabinets and Formica countertops both replaced in 2025. The unit features an open concept floor plan with a spacious living and dining area, two closets, an original exposed brick wall, timber ceiling beams, and industrial arched windows. The home has central air conditioning and electric forced hot air heating system. The furnace and air conditioning were both replaced in 2025. There is luxury vinyl plank flooring throughout the living area, kitchen, and bathroom that was installed in 2025. This is an elevator building, with a community laundry room with washers and dryers. Pets are permitted at Carriage Lofts. The property is on public water and sewer. The monthly condominium association fee is $246 and annual property taxes are currently approximately $3,632. The unit is being sold “as is” which means all systems and appliances shall be in working order, but it may need cosmetic work.

  1.  Applications will be accepted until September 22 at 5pm, after which time, if there are multiple qualified respondents, a lottery drawing will be held. The lottery drawing consists of a blind selection, from a randomizer with individual entries bearing applicant identification numbers. The order in which your number is drawn determines your ranking. If the unit has more than one-bedroom, the drawing order will be adjusted for an appropriately sized household after the lottery drawing.
  2. Information provided in this Application will be treated as confidential.
  3. Applications will be accepted from Tuesday September 9 through Monday September 22, 2025 at 5pm, or until such time as the unit has an accepted offer to an affordable household.
  4. You must fill out the application document completely and provide it along with a pre-approval letter from a qualified lender to LDS Consulting Group, LLC. If you would like to upload your application safely and securely online, LDS will be happy to send you a link.
If you are mailing your application the application needs to be in LDS’s Office on or before the date of the application period closing. We strongly suggest you send your application either certified mail or priority with a tracking number. You will be able to track the package as it is taking longer for mail to be received. Mailed applications received after the application period deadline will not be included in the lottery.
  5. If unsigned, or incomplete, your application will be rejected.
  6. If you have intentionally falsified information, your application will be rejected.
  7. Your household can only file one application, and no household member can appear on more than one application.
  8. Once an application has been submitted, it cannot be edited or changed.
  9. Applications will be reviewed as quickly as possible in the order in which they were received after the application deadline. You will be notified by e-mail of receipt of your application, - and your eligibility for the lottery. All applicants will be given a 48-hour appeal period if they think the finding is in error. No additional documentation will be accepted after the lottery application period closes.
  10. After you submit your application to LDS: Please begin collecting all documents on the Application Checklist below. Please have all documents ready by the date of the application deadline, located on the first page of the application.
  11. If you are the first randomly selected applicant, you will be contacted and required to submit all applicable documents on the Application Checklist within 24 hours.

    2. If a selected applicant does not submit all the required income and asset verification documents within 24 hours of being notified, LDS will move on to the next applicant in line from the lottery. There will be no extensions, so please have all documents ready.
  12. The submission of all necessary application material does not guarantee your approval for a home.
  13. A first time homebuyer class/certificate of completion is required prior to closing: https://chapa.org/homebuyers/housing-education-and-counseling-agencies
  14. Questions can be sent to: sshahbazi@ldsconsultinggroup.com or contact 781-943-3963
